A Major Systems Only Inspection is an excellent way to clear your conscious of the potential sticky and pricey issues that can occur during a real estate transaction or just plain home ownership. our Major Systems Inspection includes a roof inspection, an attic inspection (looking for evidence of water intrusion), an unfinished basement or crawl space inspection (looking for evidence of active leaks and water intrusion) and a standard HVAC inspection. Includes limited Major Systems Only inspection, full report of systems inspected with HD pictures, and consultation.
Key Major Systems Inspected
- Roofing: Inspectors check shingles, flashings, chimneys, and gutters for damage or leaks.
- Structural Components: Evaluation of the foundation, basement, crawlspace, and visible structural framing for cracks, settlement, or water intrusion.
- HVAC Systems: Testing of heating and air conditioning systems for age, function, and efficiency.

What is Typically Not Included
- Inaccessible Areas: Inspectors will not move furniture, break through walls, or lift heavy items.
- Specialty Systems: Underground pipes, wells, septic systems, or swimming pools are usually not covered without specific, extra services.
- Cosmetic Flaws: The focus is on safety and function, not paint, carpet, or aesthetic issues.
